We would like to take this opportunity to remind you of the building's rules in regards to the moving of furniture or other bulky goods through the common areas. These rules are in place to ensure that other residents and guests are unaffected by your move and to ensure that no one is put at risk during the event of an emergency.
All residents are required to follow moving in / out procedures to ensure adequate access to building and loading facilities and protection of common property.
Residents must lodge a Moving In / Out booking which will be sent to the Strata Manager to arrange access and confirm procedures - the moving booking will be confirmed by the Strata Management Team.
If in the reasonable opinion of the Strata Manager or the Council of Owners any damage excluding normal fair wear and tear has been done during the move in/out or delivery, the Council of Owners may invoice the amount which in the reasonable opinion of the Council of Owners is the cost of rectifying any such.
Procedure- Book a suitable moving-in time to ensure access is available, adequate protection measures such as lift blankets are installed in the lift and residents are not disturbed.
- Please ensure your removalist company has suitable insurance to cover damage to common property.
- The removal of cardboard boxes, rubbish, etc, is the responsibility of the resident. You cannot store boxes on any part of the common property, for example, apartment lobby areas, bin stores, car bays or the area around your car bay.
- If you or your removalists cause damage to common property you will be charged for the cost of the repair/rectification.
- Lift doors are not to be held open or any way forced. Please ensure you have the lift keys to operate the lift.
- There is no onsite parking for moving vans/trucks and if there is no loading bay available at the front of the building. It is the responsibility of the mover to park safely and appropriately. No trucks/vans or any vehicles are permitted to park on the paving outside the building or near the front doors.
- The area immediately outside the lifts on the ground floor is not to be used to store boxes or items even temporarily.
- No boxes or items are to be left where they pose a trip hazard to residents.
- No boxes or items are to be left in walkways/corridors unattended.
- No boxes or items are to be left in front of fire doors or fire rooms.
- No boxes or items are to be stored or left unattended in the foyer area or outside the lifts on any level.
- Residents will not be permitted to move in or out during peak times (7 - 9am and 4 – 6pm).
Recommendations
The following are recommended measures for protecting the building and your apartment whilst moving:
- Ceilings, Walls and Doors - use common sense to avoid scuffing or chipping ceilings, walls, doors and door frames.
- Flooring - do not drag heavy objects across carpets/tiled flooring. It is recommended you use appropriate moving equipment and/or carry all objects.
- Flooring - as part of the acoustic treatment to the apartments, the kitchen tiled floors are laid over an acoustic underlay. As the underlay is flexible please use stiff, load distribution sheeting (i.e. plywood) when moving heavy furniture and white goods over tiles. This will prevent potential damage to the tiles an grout joints.
